To have a full understanding of the nature and purpose of today’s fair lending regulations, it is important to understand the origin of fair lending laws. It is equally important to have the practical skills and understanding necessary to serve a culturally diverse group of consumers.
Introduction to Fair Lending begins with a look at the circumstances that necessitated fair lending legislation. The course then briefly describes the laws that work to prevent discrimination in lending, including the Fair Housing Act, the Equal Credit Opportunity Act, the Home Mortgage Disclosure Act, the Community Reinvestment Act, and the Fair Housing Amendments Act. From there, the course identifies the principles of quality of assistance that will improve a customer's perception of his or her treatment by all roles in mortgage production. Finally, the course examines the three categories of discrimination addressed within fair lending regulations: overt discrimination, disparate treatment, and disparate impact.
