CC_S_200.2 Monitoring Commercial/Multifamily Property Operations

Property surveillance is a preemptive effort used in protecting the value of the loan collateral and the return for the investor. Most property surveillance efforts are the responsibility of the servicer's asset management team.

This course examines property surveillance efforts. It begins by defining property surveillance and describing factors that influence asset management strategy in performing property surveillance. Next it looks at how servicers use rent rolls together with financial statements and property inspections to analyze the current condition of the property. Finally, the course explains how servicers use watchlists and explores the conditions that might lead a servicer to place a particular property on a watchlist.
